We love all kinds of properties. The important factors are that they are clean, safe and have all the modern amenities any professional would expect. Our London properties are typically in Zones 1 and 2 with a rental value of between £1,200 - £4,000 per month.

How does Kiko help setting the price?

You are in control of setting the rent price for your property, but we want to help you make an informed decision. We will suggest a rental price that’s typical in your area for a property of similar size and finishing, based on market data.

What protection do I have against rent arrears?

We do thorough checks on all our tenants. In fact, we’re so confident that we’ll guarantee that you’ll receive your rent on time and we cover any missed rental payments for up to 6 months, plus any eviction costs.

What protection do I have against property damage?

We’ll inspect every inch of your property at the beginning and end of a tenancy, and Kiko will cover any damage at the end of a tenancy for up to 10 weeks. If your damage exceeds this amount, we will transfer the excess amount as soon as we collect it from the tenant.

How do you establish who is liable for damages?

Our property checkers are trained inventory clerks, so our final inventory report will suggest if you or the tenant should pay for each necessary repair. If you don’t agree with our assessment, you and your tenant can send in evidence for us to review the report, and if needed pass the dispute to a government adjudicator.

Who takes care of repairs and maintenance in my property when I rent on Kiko?

Your tenants raise issues in their home with our team, and we will keep you informed if we manage to resolve the problem, or if repairs are needed. Thanks to our partnership with Local Heroes, we can bring you quotes from professional tradespeople for any necessary fixes, but you may also use your own preferred repair crew.

Do you undertake credit and reference checks on tenants?

Yes, every tenant on Kiko is thoroughly checked. We use modern technology to verify if tenants can afford the rent and if they paid rent punctually in the past. We also run credit checks, and check tenants’ right to rent.

Can I choose my own tenants?

Yes, absolutely. Just as you are in control of rent prices and tenancy terms, you are also in control on whose tenancy offers to accept. Any offers that you receive will always come from tenants who have passed our thorough reference checks, and will tell you who the tenants are, what they do, and how they are paying for their stay.

Does Kiko prepare tenancy agreements?

We prepare all tenancy agreements for you so you won’t need to worry about writing, checking, or signing paperwork. When you accept a tenancy offer, we automatically set up an assured shorthold tenancy for you, with conditions just like in the offer you accepted.
